With one of the largest property portfolios in NSW and the ACT, we’re looking for a Project Manager – Refurbishments to join our Capital Works team and take the lead in delivering meaningful improvements to the homes and community spaces of our seniors and independent living residents.

About the opportunity

As our Project Manager – Refurbishments, you’ll be responsible for overseeing the full project lifecycle of unit and room refurbishments within our Aged Care services and Retirement & Independent Living villages. You’ll also lead the delivery of select minor capital works across the portfolio—creating real impact in spaces that matter to our residents.

You'll be managing projects from scope to handover, including:

  • Scoping and assessing vacancies for refurbishment
  • Reviewing and recommending contractor quotations
  • Managing delivery and completion of works
  • Ensuring all financial close-out and reporting requirements are met

In addition, you’ll:

  • Lead the engagement of third-party consultants for minor works
  • Coordinate and monitor contractors under our Schedule of Rates contract
  • Conduct audits and participate in contractor KPI meetings alongside our Procurement and Capital Works leaders
  • Build strong working relationships with internal stakeholders across Housing, Asset Management, WHS, and frontline operational leaders

A bit about you

You’re a driven project professional with a background in construction, architecture, or engineering, and you thrive in a collaborative environment where purpose meets practicality.

You’ll bring:

  • A degree in a relevant discipline (construction, engineering or architecture) and/or project management certification (PMBOK, PRINCE2 or equivalent)
  • 5+ years’ experience managing building refurbishments or capital works projects
  • Demonstrated success delivering projects on time and to budget in live environments
  • Excellent communication, organisation and stakeholder management skills
  • Strong knowledge of contractor and consultant engagement, scheduling, and financial management
  • Proficiency with Microsoft Project and solid contract administration experience

Even better if you have:

  • Experience in rolling out refurbishment programs across multiple locations
  • Exposure to Dynamics 365
  • Experience managing minor capital works in live operating environments (especially aged care or retirement living)
