Your Opportunity

As the Commercial Manager Projects, you will play a crucial role in guiding and negotiating commercial terms for major housing procurement projects on behalf of Mission Australia Housing (MAH) and Mission Australia (MA). These projects are typically structured on a project finance basis, involving key stakeholders such as government bodies, developers, builders, senior debt providers (primarily Housing Australia), and quasi-equity providers offering subordinated debt. During the project procurement phase, you will work under the direction of the relevant Project Director with a dotted reporting line to the General Manager of Commercial Contracting & Compliance (GM CCC).

When not engaged in major procurement projects, your responsibilities will include providing commercial support and guidance to the housing business as part of the Commercial Contracting & Compliance team. Additionally, you will contribute to the development and implementation of commercial processes, training programs, and tools to enhance contract management within Mission Australia Housing. Your primary reporting line will remain with the GM CCC during these periods.

Your key responsibilities will be to:

  • Support lead commercial negotiator or play lead negotiator role as required by defined project structure and accountabilities
  • Provide advice on major housing procurement project commercial matters to MAH and MA
  • Work with Head of Legal Projects to instruct appointed project lawyers to document commercial agreements in alignment with agreed commercial objectives and risk allocation
  • Identify and document the commercial matters to be included in the project plan to allow achievement of financial close
  • Prepare debrief session and handover pack to relevant MAH/MA teams outlining key terms and assumptions driving the planned commercial outcomes of the project
  • As directed by GM CCC, provide support to the accountable contract managers in the operating business to assist them to manage contracts produced by the project and expected project outcomes
  • As directed by GM CCC, develop commercial processes, training and tools to enhance commercial and contract management within Mission Australia Housing
  • As required, onboard and develop relationships with developers, advisors and other partners
  • Manage external project stakeholder relationships to support commercial negotiation
  • Constructively manage internal MA project and operational relationships including with Risk, Legal and Finance

Requirements for Success

  • 10 years of relevant experience at senior commercial management levels, ideally including in the community housing sector
  • Tertiary qualification in a related field
  • Experience working in project finance structures and with project finance advisers
  • Outstanding verbal and written communication skills
  • Experience with commercial, finance, legal, HR, IT and operations aspects of projects
  • Extensive experience with leading negotiations
  • Demonstrated knowledge of social housing systems in Australia and opportunities for partnerships between Not for Profits, the private sector and Government
  • Demonstrated ability to influence and negotiate with internal and external stakeholders at a senior level
