Job Overview:

The Maintenance Team Leader is responsible for overseeing a team of maintenance, cleaning and gardening personnel and ensuring the efficient and effective operation of maintenance activities. This role involves supervising, coordinating, and providing appropriate direction to the maintenance, cleaning and gardening team, to achieve agency objectives, maintain properties, and uphold safety standards.

The role is necessary to support the housing managers and the organisation, to ensure that vulnerable local people have safe, permanent affordable homes. Our focus is on ending homelessness in our community, hence an understanding, empathy and commitment to our purpose is required to fulfil the role effectively.

Key Responsibilities:

Team Leadership:

  • Lead, motivate, monitor and supervise a team of in house, and external contractor, maintenance, cleaning, and gardening personnel.
  • Schedule and assign tasks to team members according to priorities and skill levels.
  • Conduct regular toolbox meetings to communicate goals, objectives, and performance expectations.
  • Recognise skill deficiencies in team members and as appropriate, organise coaching, training, and provide support to team members to enhance their skills and capabilities.
  • Foster a positive work environment that promotes teamwork, collaboration, and continuous improvement.
  • Promote and embody the principles of leadership and fairness in all interactions with colleagues, students, volunteers, and renters.
  • Positively represent St Kilda Community Housing in all external encounters and relationships.

Maintenance Operations:

  • Oversee the day-to-day maintenance activities, including responsive, preventative, planned and strategic maintenance.
  • Coordinate with the housing team to schedule efficient and effective maintenance activities
  • Coordinate the efforts of St Kilda Community Housing staff with external contractors to ensure high levels of productivity and value for money.
  • Ensure compliance with maintenance schedules, safety protocols, and regulatory requirements.
  • Monitor stock portfolio condition, identify issues, and implement corrective actions.
  • Maintain accurate records of maintenance activities, to drive financial savings, improve amenity, and focus on process improvements.
  • Liaise with the Housing Managers and provide updates on status of maintenance jobs.

Technical Expertise:

  • As necessary research, identify and deliver appropriate property maintenance techniques, equipment purchasing decisions, and general maintenance troubleshooting.
  • Support maintenance and housing team members in resolving property condition issues.
  • Stay updated on legislative requirements, industry trends, best practices, and new technologies related to social housing and property maintenance.

Safety and Compliance:

  • Maintain an awareness of OH&S matters pertaining to maintenance operations.
  • Enforce safety policies and procedures to ensure a safe working environment for maintenance staff and contractors.
  • Conduct safety inspections, risk assessments, and incident investigations as necessary.
  • Ensure compliance with relevant legislation, regulations, codes, and standards related to maintenance operations.

Continuous Improvement:

  • Identify opportunities for process improvements, cost savings, and efficiency gains in maintenance operations.
  • Implement initiatives to optimise maintenance workflows, reduce waste and double handling, and improve equipment reliability.
  • Encourage feedback from team members and stakeholders to drive continuous improvement efforts.

Qualifications:

Essential

  • Strong leadership, communication, and interpersonal skills.
  • Excellent problem-solving abilities and research proficiency in maintenance practices.
  • Ability to prioritise tasks, manage multiple projects, and work under pressure.
  • Proficiency in a computer-based maintenance and housing management systems (CMMS) and Microsoft Office Suite.

Desirable

  • Demonstrated experience in a supervisory or leadership role.
  • Knowledge of safety regulations, environmental requirements, and quality standards.
  • Experience in maintenance activities.

Personal Qualities

Essential

  • Self-motivated and understands the need to respond to, and work in a team environment.
  • A current Victorian Drivers Licence.

Desirable

  • An understanding and commitment towards assisting people who have had challenging backgrounds including homelessness.
  • Experience in maintenance activities.

Hours and Salary

This is a full-time position based in St Kilda. Salary and conditions of employment are in accordance with the Social, Community, Home Care and Disability Services Industry Award 2021 (SCHADS) Level (4.1 ($82,000). Enjoy not for profit salary packaging benefits up to $15,900 pre-tax annually increasing your take home pay.
